OWNERS at Jurong condominium Lakeside Towers will move into private treaty negotiations with potential buyers, following the closing of the collective sale tender on Wednesday (Apr 12).
There were formal submissions and expressions of interest from local developers, but even the “best offer” fell short of the reserve price, sole marketing agent JLL told The Business Times.

LAKESIDE Towers at Yuan Ching Road has been put up for collective sale via tender, as residential properties near the upcoming Jurong Lake District (JLD) enter the spotlight.
Owners of the 144-unit condo are now seeking S$350 million for the sale, which is 14.8 per cent higher than its 2018 reserve price of S$305 million.
The tender comes off the heels of CapitaLand Development’s announcement that it will redevelop JCube into a 40-storey residential property, in line with the Singapore government’s plans to bring new homes, businesses and amenities to the JLD.

REAL estate marketing agent Huttons Asia said that owners of Lakeside Towers have put up the 99-year leasehold project overlooking Jurong Lake Gardens for public tender and are expecting a price of S$305 million for the development.
"Based on the estimated differential premium and lease upgrading premium payments of S$57 million to intensify the land and for topping up to a fresh 99-year lease, this translates to a land rate of S$1,125 per sq ft per plot ratio (psf ppr)," Huttons said.
