Land plots near Marymount, Caldecott and other MRT stations being readied for new homes

Thousands of new homes are set to be built within walking distance of MRT stations across the island, including in Marymount, Caldecott and Kallang.

The authorities are also priming sites near Upper Changi, Expo, one-north, Woodlands South and Telok Ayer stations for new homes, according to proposed amendments to the Urban Redevelopment Authority’s (URA) Master Plan 2019 that were published on April 24 and May 7.

Upper Thomson Road

• Three land plots within 400m of Marymount MRT being prepared for housing 
• First plot can yield 1,100 to 1,200 HDB flats, or 1,600 to 1,700 condominium units, based on its size and assigned gross plot ratio of 3.9
• Second plot can hold 200 to 250 HDB flats, or 300 to 350 condo units

Toa Payoh Rise

• Land area : 78,500 sqm in size
• Earmarked for residential use, with commercial amenities on the first storey.
• Allocated plot ratio is 4.7
• Can yield between 2,800 and 3,500 flats, or 4,000 to 4,200 condo units.

Upper Changi Road East

• Two plots within 400m of Upper Changi MRT Station, or 600m of Expo MRT
• Larger site has an area of about 42,000 sqm 
• Can yield 700 to 750 flats or 1,000 to 1,200 condo units
• Smaller site about 33,000 sqm can yield 550 to 600 flats or 800 to 850 condo units

• Site about 13,500 sqm in size, assigned a plot ratio of 4.2
• Residential with commercial on first storey 
• Can yield about 650 condo units, or between 440 and 560 flats

• Directly next to Telok Ayer MRT Station 
• Land earmarked for new homes, with commercial amenities on the first storey
• Site area:  ~2,000 sqm
• Served as the interim home for Market Street Hawker Centre between 2017 and 2022
• Assigned a plot ratio of 6.2
• Can hold about 200 condominium units
