In the 2H 2025 GLS (Government Land Sales) announcement, the Bedok Rise GLS land plot was announced directly into the Confirmed List, with a date of Sep 2025 being set for the land parcel to be released for Developer Tender. 

This land plot is located beside Tanah Merah MRT,  in between 2 other existing developments Grandeur Park Residences and The Glades.

Bedok Rise GLS will follow an earlier successful launch in the same area, just across the road - Sceneca Residence, mixed development with a commercial component on the ground floor. 

Sceneca Residence sold 60% of 268 units on launch day at an average of S$2,072 psf.

Tender award for URA sale site at Bedok Rise

The Urban Redevelopment Authority (URA) has awarded the tender for the site at Bedok Rise to the highest tenderer, Bellis Residential Pte. Ltd.

The site at Bedok Rise was launched for tender on 18 September 2025. The tender for the site closed on 27 November 2025. The site was offered for sale on a 99-year lease term.

Top bid is higher than expected, and comes after Bayshore parcel was sold for S$1,388 psf earlier this year

A residential plot along Bedok Rise next to Tanah Merah MRT station drew a crowd of developers in a state tender that closed on Thursday (Nov 27), as competition for fresh land sites and optimism over home sales chased up bids.

The Kuok group’s Allgreen Properties put in the highest bid of S$464.8 million or about S$1,330 per square foot per plot ratio (psf ppr) for the plot, which can accommodate around 380 private condominium units.

Allgreen’s top bid came in above the range expected by market analysts polled by The Business Times earlier this week. They had forecast three to seven bids, with the highest projected to be between S$1,100 psf ppr and S$1,300 psf ppr.

URA launches tender for two sale sites at Bedok Rise and Cross Street

The Urban Redevelopment Authority (URA) has released two residential1 sites at Bedok Rise and Cross Street for sale today under the second half 2025 (2H2025) Government Land Sales (GLS) Programme.

The site at Bedok Rise can potentially yield about 380 residential units. These form part of the 4,725 residential units to be released via the Confirmed List of the 2H2025 GLS programme to cater to housing demand and maintain market stability. The site at Cross Street is available for application under the Reserve List and can potentially yield 315 long-stay Serviced Apartments2. Details on the two sites can be found in Annex A [PDF, 99kb].

The tender for the Bedok Rise site will close at 12 noon on 27 November 2025.

1 The site at Bedok Rise is zoned Residential, while the site at Cross Street is zoned Residential with Commercial at 1st Storey (see Annex A [PDF, 99kb]).

2 The Cross Street site will be made available for application for sale as a dedicated long-stay Serviced Apartment site, under the Serviced Apartments II (SA2) typology. 1  The Government has announced the GLS Programme for the second half of 2025 (2H2025). Comprising 10 Confirmed List sites and 12 Reserve List sites, the Programme can yield about 9,200 private residential units, 178,315 sqm gross floor area (GFA) of commercial space, and 880 hotel rooms.

2  The Confirmed List, which comprises 10 private residential sites, can yield 4,725 private residential units, including 990 EC units from two EC sites, and 4,515 sqm GFA of commercial space.

3  The Reserve List includes six private residential sites, one commercial site, three White sites and two hotel sites, which can potentially yield an additional 4,475 private residential units, 173,800 sqm GFA of commercial space, and 880 hotel rooms.
