A consortium led by Frasers Property, Sekisui House and CSC Land Group (Singapore) has submitted a top bid of $491.5 million in a hotly contested tender exercise for the first residential site in Turf City along Dunearn Road.
A total of nine bids were submitted by developers jostling for first-mover advantage in Turf City, which is among key new housing areas in more central locations identified in the Draft Master Plan 2025, and will bring 15,000 to 20,000 new public and private homes to the prime Bukit Timah area.

First Turf City plot and Lakeside parcel to yield about 1,000 new homes combined, Woodlands to offer 420 executive condo units[SINGAPORE] The first residential site in Turf City along Dunearn Road has been put up for sale by the government on Tuesday (Apr 8), along with two other highly anticipated ones – a Jurong Lake area parcel, and an executive condominium plot in Woodlands.
The 13,492 square metre (sq m) Dunearn Road plot is expected to yield 380 homes in the prime Bukit Timah area, while the 13,485 sq m Lakeside Drive site could provide 575 units in the upcoming Jurong area. The Woodlands Drive 17 parcel, at 25,207 sq m in size, will yield some 420 new ECs.
While all three parcels are expected to see strong interest, Nicholas Mak, chief research officer at Mogul.sg, anticipates lower prices from some developers, given the upheaval caused by US President Donald Trump’s recent tariffs.

1. The Urban Redevelopment Authority (URA) and the Housing & Development Board (HDB) have released three residential1 sites at Lakeside Drive, Dunearn Road and Woodlands Drive 17 (Executive Condominium (EC)) for sale today under the first half 2025 (1H2025) Government Land Sales (GLS) Programme.
2. The sites at Lakeside Drive, Dunearn Road and Woodlands Drive 17 are launched for sale under the Confirmed List and can potentially yield 575 residential units, 380 residential units and 420 EC units respectively. These form part of the 5,030 residential units to be released via the Confirmed List of the 1H2025 GLS programme to cater to housing demand and maintain market stability.
3. The Government will continue to release a steady supply of private residential units in coming GLS programmes, with supply calibrated to account for prevailing economic and property market conditions.
5. The tenders for the Lakeside Drive, Dunearn Road and Woodlands Drive 17 sites will close at 12 noon on 3 June 2025, 26 June 2025 and 5 August 2025 respectively.

The Government has announced the GLS Programme for 1H2025. Comprising ten Confirmed List sites and nine Reserve List sites, the 1H2025 GLS Programme can yield about 8,505 private residential units, 242,900 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.
The Confirmed List, which comprises nine private residential sites (including three EC sites) and one commercial & residential site, can collectively yield about 5,030 private residential units (including 980 EC units) and 43,000 sqm GFA of commercial space.
The Reserve List includes four private residential sites, one commercial site, three White sites and one hotel site, which can potentially yield an additional 3,475 private residential units, 199,900 sqm GFA of commercial space and 530 hotel rooms.

The first public housing units in Bukit Timah in about 40 years will be built in Turf City, as part of plans to develop 15,000 to 20,000 new homes on the former racecourse site over the next two to three decades.
The Urban Redevelopment Authority (URA) said the new estate will be car-lite, pedestrian-friendly and well-served by public transport, with good walking and cycling connections.
Future residents will be within a 10-minute walk of either of two MRT stations – Sixth Avenue on the Downtown Line or Turf City on the upcoming Cross Island Line. Mr Lee said the latter will be completed in 2032.
