The final land plot along Clementi Ave 1 was announced on the 7 Jun 2022, as part of the government's 2H 2022 GLS land plots.
This land plot comes after the well-received projects The Clement Canopy and Clavon, which are on either side of this new land plot.
It enjoys the advantage of being situated in the popular Clementi estate, directly opposite Nan Hua High School and near to NUS High and NUS.
This land plot will be developed under the project name - ELTA.
This final land plot along Clementi Ave 1, is part of the government's GLS announcements for 2H 2022.
It should not be confused with the earlier launches The Clement Canopy and Clavon, both of which are also situated along Clementi Avenue 1.
The Elta land plot is located in between Clavon and The Clement Canopy, and within walking distance to Clementi MRT, where there is range of amenities such as hawker centres, market, coffee shops and retail options at Clementi Mall.

The Urban Redevelopment Authority (URA) has awarded the tenders for the sites at Clementi Avenue 1, Pine Grove (Parcel B) and Lorong 1 Toa Payoh to the highest tenderers, namely CSC Land Group (Singapore) Pte. Ltd. and Caspian Residential 3 Pte. Ltd. for the site at Clementi Avenue 1; Golden Ray Edge 3 Pte. Ltd. for the site at Pine Grove (Parcel B); and CDL Constellation Pte. Ltd., Frasers Property Phoenix Pte. Ltd. and Sekisui House, Ltd. for the site at Lorong 1 Toa Payoh.
The sites at Clementi Avenue 1 and Pine Grove (Parcel B) were launched for tender on 15 August 2023 while the site at Lorong 1 Toa Payoh was launched on 5 September 2023. The tenders for these sites closed on 7 November 2023. The sites were offered for sale on 99-year lease terms.

CDL, Frasers Property and Sekisui House tie-up is highest bidder for Toa Payoh plot, at S$1,360 psf ppr
The Clementi Avenue 1 site drew six bids.
The highest, from a JV between MCL Land and CSC Land Group (Singapore), was nearly S$633.45 million, or S$1,250 psf ppr. The second-highest bid for this parcel, from the tie-up betweeen CDL, Frasers Property and Sekisui, was S$1,201.55 psf ppr.
The lowest bid, at S$885.40 psf ppr, was from a tie-up between Hoi Hup Realty and Sunway Developments.
To manage traffic in the area, a 501-housing unit cap has been set for the site.

TWO state land parcels at Clementi Avenue 1 and Pine Grove (Parcel B) have been released for sale, and are expected to draw bids of up to S$1,200 per square foot, and in the region of S$550 million to S$650 million for each site.
Of the two sites, the Clementi plot is likely to draw stronger interest, as it sits where there have been few new projects recently, market watchers said. The Pine Grove site, meanwhile, is located next to UOL’s upcoming Pinetree Hill, which was marketed last month.

THREE residential sites have been released for sale under the Government Land Sales (GLS) Programme.
The Clementi Avenue 1 site, also released by URA, spans 13,451.1 sq m, with a GFA of 47,079 sq m and a maximum building height of 140 m. The site is expected to yield about 500 units, subject to a cap of 501 units to manage traffic demand in the area.

The Land Parcel is located in a predominantly residential estate within the Clementi Planning Area, next to Ayer Rajah Expressway.
Residents will be close to educational institutions such as NUS High School of Mathematics and Science, Nan Hua High School, International Community School, National University of Singapore and Singapore Polytechnic. Residents can also enjoy greenery and recreation facilities such as Clementi Woods Park and Clementi Sports Hall, which are within walking distance from the Land Parcel. Ample retail and leisure amenities are available at Clementi Town Centre and the nearby Jurong Lake District, which is just one station away from Clementi MRT station.
The Land Parcel is conveniently linked to Ayer Rajah Expressway (AYE), and Clementi Road, providing easy access to the city centre, Jurong Lake District and the Jurong and Tuas industrial areas for residents.
The Successful Tenderer shall provide a side gate at the following locations:
a. Along the northern boundary of the Land Parcel, fronting Clementi Avenue 1, next to the proposed vehicular access of the Land Parcel to provide residents with access to the proposed covered linkway; and
b. Along the southern boundary of the Land Parcel to provide residents with a direct access to the proposed covered linkway constructed by the Successful Tenderer of the adjacent residential development (The Clavon) along the AYE.
The Successful Tenderer shall at his own cost and expense construct a 3m wide (minimum clear width of 2.4m) covered linkway (with lightings and drainage) from the proposed side gate at the southern boundary of the Land Parcel to connect seamlessly to the covered linkway constructed by the Successful Tenderer of the adjacent residential development (The Clavon) along the AYE, as shown indicatively on the Control Plan.
In addition , the Successful Tenderer shall at his own cost and expense, construct a 3.0m wide permanent footpath that consists of a 2.0m clear paved footpath and a 1.0m wide berm, including proper lightings, railings, and drainage system, along the southern boundary of the Land Parcel. This footpath shall connect seamlessly to the proposed covered linkway, Pedestrian Overhead Bridge (POB) across AYE, and the existing footpath along the eastern boundary of the Land Parcel.
The Successful Tenderer shall, at his own cost and expense, reconstruct a portion of the staircase and landing of the POB to the alignment as shown indicatively on the Control Plan. This is to facilitate pedestrian connectivity around the site.
