The architectural concept for Faber Residence embodies tropical modernism, merging resort-style living with a tranquil yet well-connected urban setting. The development comprises nine low-rise, 5-storey residential blocks, housing a total of 399 units across a variety of layouts, including 2-bdrm, 3-bdrm, 4bdrm and 5-bdrm configurations.

To maintain a harmonious relationship with the surrounding neighbourhood, the blocks are arranged in three rows, creating an architectural presence that integrates seamlessly with the area and softens visual impact from the adjacent Ayer Rajah Expressway (AYE). The absence of attics further ensures that the built form does not overwhelm the surrounding skyline. Each block is thoughtfully oriented to avoid facing the expressway, providing privacy and effective noise mitigation. Primary facades face the tranquil and calming waters of Sungei Ulu Pandan and a sequence of themed internal courtyards, offering tranquil views and promoting natural cross-ventilation throughout the site.

The main entrance, located near Block 54, is strategically positioned to minimize traffic congestion along Faber Walk and to mitigate potential disruptions to residents in the vicinity. The vehicular access to the basement is discreetly sited along Faber Walk, reducing visibility, and further enhancing integration with the existing streetscape.

Community facilities such as the clubhouse and indoor gym are placed along the Old Jurong Line Nature Trail (OJLNT), serving as both communal anchors and architectural focal points visible from OJLNT. These facilities are carefully sited to avoid direct facing of adjacent developments, while acting as noise buffers and establishing a strong connection to the future park connector at OJLNT. The multi-purpose court, sunken into the basement level near the expressway, further minimises noise disturbance and contributes positively to the OJLNT’s visual corridor. Supporting services, such as the Bin Centre and M&E facilities, are located underground along the AYE stretch and integrated with the basement carpark, ensuring minimal visual and acoustic intrusion.

The development is seamlessly integrated into its lush, natural surroundings, with externalised planting strips along Sungei Ulu Pandan and the OJLNT, creating a green buffer that links the site to adjacent park connectors and reinforces its connection to nature. Residents enjoy direct access to the Ulu Pandan park connector and the upcoming park connector along the OJLNT, encouraging an active and healthy lifestyle.

Internally, the landscape is composed of thematic courtyards and continuous greenery that blurs the line between built form and natural environment. This resort-inspired ambience, enhanced by tropicaladapted architectural elements, creates a distinctive identity defined by lightness, openness, and spatial elegance. About Faber Residence (Faber Walk GLS)

The Faber Walk GLS land plot was announced on 25 June 2024, as part of the 2H2024 Government Land Sales (GLS) Programme, which, at 11,110 private residential units, saw the highest supply introduced in a single year since 2013.

The land plot was released directly into the Confirmed List, which means that the land will be made directly available for Developer Tender when more details are released in September 2024.

It can yield around 400 residential units, and with a Gross Plot Ratio of 1.4, will be a low-rise project that will likely see the buildings topping out at 5-storeys in height.

This land is located in the highly sought after District 5, beside an existing project, Waterfront @ Faber, and also along the picturesque Pandan River and in front of the Ulu Pandan Park Connector.

Faber Walk GLS will form part of an existing collection of private residential projects in the area, including Faber Crest, The Infiniti, Waterfront @ Faber, Parc Riviera, Twin Vew, and the most recently launched Whistler Grand.

1.  The Urban Redevelopment Authority (URA) has awarded the tender for the site at Faber Walk to the highest tenderer, GuocoLand (Singapore) Pte. Ltd., TID Residential Pte. Ltd. and Intrepid Investments Pte. Ltd.

2.  The site at Faber Walk was launched for tender on 12 September 2024. The tender for the site closed on 19 November 2024. The site was offered for sale on a 99-year lease term. 

3.  Details of the awarded site and the successful tenderer are provided below.

The land bid translates to a land rate of $900 psf ppr.

1 The Government today announced the Government Land Sales (GLS) Programme for 2H2024, which comprises ten Confirmed List sites and nine Reserve List sites. Together, these sites can yield about 8,140 private residential units, 113,650 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.

2 The Confirmed List comprises nine private residential sites (including one EC site) and one commercial & residential site, which can collectively yield about 5,050 private residential units (including 560 EC units) and 14,300 sqm GFA of commercial space. 

3 The Reserve List comprises five private residential sites (including two EC sites), one commercial site, two White sites and one hotel site. These sites can potentially yield an additional 3,090 private residential units (including 730 EC units), 99,350 sqm GFA of commercial space and 530 hotel rooms.
