The only other bid, at S$905 psf ppr, is from a tie-up among entities of Hong Leong Holdings, Mitsui Fudosan and China Construction (South Pacific) Development Co
[SINGAPORE] The seventh 99-year leasehold private housing site released by the state in the new Lentor Hills estate has drawn just two bids, with the top bid at a lower land rate than what the earlier six sites had fetched.
Property analysts offered a range of reasons for the outcome – from developers wanting to keep their powder dry for more choice sites coming up at state land tenders, to downside risks from a potential hit on the global economy on the back of the latest import tariffs announced by the US Trump administration.
The top bid in Thursday’s (Apr 3) tender, from Kingsford Group, at S$920 per square foot per plot ratio (psf ppr), was just 1.7 per cent higher than the only other bid of S$905 psf ppr, from a consortium comprising Hong Leong Holdings, Mitsui Fudosan and China Construction (South Pacific) Development Co.

Lentor Gardens Residences is a new 99-year leasehold condominium located within the rapidly transforming Lentor Hills estate in Singapore's District 26. Developed by Kingsford Lentor Project Pte Ltd, the development comprises 499 residential units, three strata terrace houses, three retail shops and an early childhood development centre, creating a well-rounded community designed for modern living. With an estimated TOP in Q3 2029, the project combines contemporary architecture, comprehensive lifestyle facilities and excellent connectivity in one of Singapore's fastest-growing residential precincts.
One of the strongest selling points of Lentor Gardens Residences is its strategic location within the Lentor precinct, an area undergoing significant transformation through a series of new residential developments and supporting amenities. As the neighbourhood continues to mature, residents can expect an increasingly vibrant environment with improved infrastructure, retail offerings and public spaces. This long-term growth provides both homeowners and investors with confidence in the area's future potential.
Connectivity is another major advantage. Residents enjoy convenient access to Lentor MRT Station on the Thomson-East Coast Line, providing direct rail connections to key destinations including Orchard, Marina Bay, Shenton Way and the Woodlands Regional Centre. The development also enjoys excellent road connectivity via major expressways, allowing motorists to travel efficiently to different parts of Singapore. Whether commuting for work or leisure, residents benefit from convenient transport options that enhance everyday living.
Families will appreciate the wide selection of reputable schools located within the surrounding neighbourhood. The Lentor and Ang Mo Kio planning areas have long been popular with families due to their established educational institutions, making Lentor Gardens Residences an attractive option for parents planning for their children's education. The inclusion of an early childhood development centre within the development itself further enhances convenience for young families.
Lifestyle convenience is another defining feature of the project. Beyond the retail shops incorporated within the development, residents are well positioned to enjoy nearby shopping centres, supermarkets, dining options, recreational parks and everyday amenities throughout the Thomson, Lentor and Ang Mo Kio areas. Nature lovers will also appreciate the abundance of surrounding greenery, providing opportunities for outdoor recreation while still enjoying excellent connectivity to the city centre.
Lentor Gardens Residences has been thoughtfully planned to offer a diverse selection of homes catering to different buyer profiles. The development features efficient 2-bedroom, 3-bedroom and 4-bedroom apartments, alongside exclusive strata terrace houses, allowing singles, couples, growing families and multi-generational households to find layouts suited to their lifestyle needs. Unit sizes range from compact and highly efficient layouts to spacious family residences with premium configurations, ensuring broad market appeal.
The development itself has been designed to maximise privacy, greenery and natural ventilation through careful block positioning and site planning. Residents can enjoy a comprehensive range of condominium facilities while many units are positioned to capture open views across the surrounding neighbourhood. The generous site area also allows for landscaped communal spaces that contribute to a relaxing resort-style living environment.
Another factor enhancing buyer confidence is the developer behind the project. Lentor Gardens Residences is developed by Kingsford Development, a well-established developer with an extensive portfolio of completed residential projects in Singapore. Previous developments such as Kingsford Hillview Peak, Kingsford Waterbay and Normanton Park demonstrate the developer's experience in delivering large-scale residential communities. Kingsford has also received multiple industry accolades over the years, reinforcing its reputation for quality and execution.
From an investment perspective, Lentor Gardens Residences benefits from being located within one of Singapore's newest private residential growth corridors. The ongoing transformation of the Lentor estate, coupled with improved transport infrastructure and increasing residential demand along the Thomson-East Coast Line, creates favourable conditions for long-term value appreciation. As more developments are completed and supporting amenities continue to expand, the precinct is expected to become an increasingly desirable residential destination for both owner-occupiers and investors.
Overall, Lentor Gardens Residences presents an attractive combination of location, connectivity, lifestyle convenience and future growth potential. With thoughtfully designed homes, comprehensive facilities, proximity to schools and MRT connectivity, together with the continued transformation of the Lentor neighbourhood, the development offers a compelling opportunity for buyers seeking a modern condominium in a well-connected and rapidly evolving part of Singapore.
The Land Parcel is part of the new Lentor Hills Estate, which is set within a predominantly private housing area in Ang Mo Kio Planning Area. Lentor Hills Estate is bordered by Lentor Estate to the north, Teachers’ Housing Estate to the south, Sindo Industrial Estate to the west and a mix of private and public housing to the east.
The Land Parcel is designated for private housing development. It will be connected to Lentor MRT station on the Thomson-East Coast Line by covered linkways. The Land Parcel is in proximity to the future Lentor Modern development. It is also well connected to major arterial roads and expressways such as the upcoming North-South Corridor (NSC), and within easy reach to recreational facilities such as Thomson Nature Park, Yio Chu Kang Stadium & Sports Complex, and educational institutions such as Presbyterian High School, Anderson Primary School, and CHIJ St Nicholas Girls’.
Vision
Lentor Hills Estate is envisioned as a pedestrian-friendly neighbourhood set amidst lush greenery with good connectivity to public transport. It is intended to provide a mix of high-rise, medium-rise and landed housing options, as well as new amenities, such as retail options and a supermarket. Existing greenery on the site has been retained and will be developed into Hillock Park to serve the neighbourhood.
The proposed development on the Land Parcel is envisioned to be well integrated with the greenery of the future Hillock Park and future green fingers extending from the park. It shall be lushly landscaped to enhance the overall sense of greenery in the area and include an attractive living environment that promotes an active lifestyle.
The Successful Tenderer is expected to build upon the unique context of the Land Parcel and employ innovative building typologies of appropriate form and scale in the proposed development that responds sensitively to existing developments (e.g. landed homes), the future Hillock Park, the future Linear Park, Lentor MRT Station, and the future Lentor Modern development.
