Changi condominium Loyang Valley was sold to a SingHaiyi Group-led consortium for $880 million on April 17 – the biggest residential collective sale since the $810 million Thomson View deal in 2025, The Straits Times has learnt.

It was third time lucky for the 362-unit, 99-year leasehold condominium, with owners set to receive between $1.67 million and $3.91 million for their properties.

Loyang Valley has been sold for S$880 million to a SingHaiyi-led consortium following a 10-week private treaty period that drew interest from six other potential buyers.

The price tag is the same as the reserve price set when the tender was relaunched for the third time in January.

It works out to S$959 per square foot per plot ratio (psf ppr) after including an estimated S$226 million in land betterment charges and S$246 million in a lease upgrading premium.

THE collective sale tender for People’s Park Centre and Loyang Valley both recently closed without bids, making them the latest en bloc sites not to find buyers this year.

For People’s Park Centre, this is the 99-year leasehold mixed development’s second attempt at a collective sale. It was first put up for sale on Jul 6 at a reserve price of S$1.8 billion, which closed on Aug 18 with no bids. The tender was relaunched on Nov 8 at the same reserve price, which works out to a land rate of $2,620 per sq ft per plot ratio (psf ppr) including the differential premium and the premium to top up the land tenure to a fresh 99-year lease.

Loyang Valley condo up for collective sale at S$980m

LOYANG Valley, a 362-unit condominium in Changi, is making its first stab at a collective sale with a reserve price of S$980 million.

The public tender for the 99-year leasehold site will open on Thursday (Oct 20).

This comes after the Loyang Valley collective sales committee (CSC) obtained the 80 per cent requisite mandate in Sepember.
