The Lakeside Drive GLS land plot was released directly into the Confirmed List as part of the 1H2025 Government Land Sales (GLS) Programme.
The land plot specifications are as follows:
The Lakeside Drive GLS land plot is located near to Jurong Lake Gardens, along Lakeside Drive, directly beside Lakeside MRT Station and also beside Lakefront Residences.
Lucerne Grand is a new residential development at 30, 32, 34, 36 and 38 Lakeside Drive, in Singapore’s District 22. Comprising 570 residential units across five 17-storey apartment blocks, the development is positioned within the established Lakeside precinct and forms part of a wider transformation taking place across Jurong Lake District and western Singapore.
One of the defining characteristics of Lucerne Grand is its combination of residential living with commercial convenience. The development includes Lucerne Galleria, a commercial component at the first storey featuring a supermarket, shops and restaurants. Together with its proximity to Lakeside MRT Station, Jurong Lake Gardens, established amenities and the wider Jurong Lake District, the project is designed around the concept of having daily conveniences close to home.
The development sits on a site of approximately 145,152 sq ft and has a 99-year leasehold tenure commencing from 8 September 2025. It is being developed by CDL Polaris Properties Pte Ltd, a wholly owned subsidiary of City Developments Limited, with ADDP Architect LLP as architect, Tinderbox Pte Ltd as landscape consultant and 2nd Edition Pte Ltd as project interior designer.
Lucerne Grand offers a broad selection of layouts ranging from 2-bedroom apartments to 4-bedroom premium residences, including units with studies and entertainment spaces. Unit sizes range from approximately 624 sq ft to 1,432 sq ft, providing options for singles, couples, growing families and households seeking additional rooms or flexible spaces.
The development's unit mix comprises 222 two-bedroom units, 253 three-bedroom units and 95 four-bedroom units, representing a spread across different household requirements. The development also incorporates approximately 456 standard carpark lots and six accessible lots, subject to the applicable provisions and future management arrangements.
Beyond the residential component, Lucerne Galleria provides approximately 935 sq m of commercial space comprising one supermarket of approximately 700 sq m, four shops and four restaurant/F&B units. Approved commercial uses include shops, restaurants, a gym, clinic and commercial school, while the development documentation states that massage outlets, pubs and bars are not permitted.
This mix gives Lucerne Grand an integrated character, where residents can potentially access everyday necessities, food and services within the development itself.
Location is one of Lucerne Grand's most significant attributes. The project is situated along Lakeside Drive, in the Jurong area of western Singapore.
The location places residents within an established urban environment surrounded by residential estates, educational institutions, recreational destinations, transport infrastructure and commercial nodes. At the same time, Jurong is undergoing significant long-term transformation, particularly around Jurong Lake District, which has been identified as Singapore's second Central Business District.
This combination creates two distinct aspects to the location. The first is the convenience available today, with Lakeside MRT Station, established amenities and recreational spaces nearby. The second is the broader transformation of western Singapore, which is intended to introduce additional employment, commercial, educational, recreational and lifestyle opportunities over time.
For residents, this means Lucerne Grand is not simply positioned within an established neighbourhood but within a part of Singapore that continues to evolve.
One of the clearest selling points of Lucerne Grand is its proximity to Lakeside MRT Station on the East-West Line.
The project materials highlight direct access to Lakeside MRT and show the development immediately adjacent to the station precinct. This provides residents with convenient access to Singapore's wider MRT network without relying exclusively on private transport.
The location also provides connections to other major MRT lines through relatively straightforward transfers. The project information highlights approximately one stop to Boon Lay, two stops to Jurong East, three stops to Clementi and five stops to Buona Vista, providing access to the Jurong Regional Line, North-South Line, Cross Island Line and Circle Line connections as these transport networks become available.
For homeowners, being close to an MRT station can simplify commuting, school journeys and access to shopping and entertainment destinations across the island.
The road network is similarly well connected. Major expressways identified around the development include the Pan Island Expressway (PIE), Ayer Rajah Expressway (AYE), Kranji Expressway (KJE) and Bukit Timah Expressway (BKE).
This combination of MRT and expressway access gives Lucerne Grand appeal to both public-transport users and drivers.
A particularly distinctive feature of Lucerne Grand is Lucerne Galleria, the commercial component located at the first storey.
The development includes one supermarket, four shops and four restaurants/F&B units. This provides an element of everyday convenience that is increasingly relevant to condominium residents who want groceries, dining and essential services within easy reach of home.
The concept also responds to the needs of the surrounding Lakeside neighbourhood. The project materials highlight a lack of supermarket provision within the immediate vicinity and the introduction of a supermarket within Lucerne Grand's commercial component.
Rather than having residents travel to a separate shopping mall for every basic requirement, Lucerne Galleria is intended to bring selected retail and F&B uses directly into the development.
This is particularly useful for families, elderly residents and busy professionals who may value the ability to pick up groceries, have a meal or access everyday services without making a separate journey.
Lucerne Grand is also closely associated with the recreational environment around Jurong Lake Gardens and the Jurong River.
The project materials include views and walking routes towards Jurong Lake Gardens, highlighting the proximity of green spaces and waterfront environments.
Jurong Lake Gardens provides a significant recreational dimension to the neighbourhood. Residents can enjoy outdoor environments away from the intensity of the city, making the area relevant to households looking for a balance between urban accessibility and access to greenery.
The combination of MRT connectivity, nearby commercial amenities and surrounding parks creates a lifestyle proposition that extends beyond the condominium's own facilities.
For families, parks can provide spaces for walking, cycling and outdoor activities. For individuals and couples, the waterfront environment can provide an alternative setting for exercise or relaxation.
The development's orientation and surrounding context also allow selected units to enjoy views towards the surrounding neighbourhood and greenery, subject to the specific stack and floor selected.
A major long-term story surrounding Lucerne Grand is the transformation of Jurong Lake District.
The project materials describe Jurong Lake District as Singapore's second CBD and identify it as an area undergoing substantial transformation. The district is planned around a combination of commercial activity, learning and research institutions, retail and lifestyle uses, parks and recreation.
The transformation is based around a broader Live, Work and Play concept. The materials identify Grade A offices, a new science centre, additional retail and Jurong Lake Gardens among the components associated with the district's evolution.
This is important for understanding Lucerne Grand's location. Instead of being situated in an isolated suburban pocket, the development is located within an established western regional centre that is expected to gain additional commercial, employment and lifestyle infrastructure.
The historical development of Jurong also demonstrates how the area has evolved. The project materials trace Jurong's progression from a regional centre and industrial area towards a more diversified business, residential, recreational and lifestyle district.
Another transformation taking place further west is the Jurong Innovation District (JID).
The project materials describe JID as Singapore's next-generation advanced manufacturing hub, bringing together businesses, researchers, universities and technology companies. The materials identify approximately 620 hectares, more than 32,000 students and a projected workforce of around 95,000 people within the district's broader development context.
Companies and organisations highlighted include Hyundai, the Agency for Science, Technology and Research, Shimano, Surbana Jurong, Bosch Rexroth and Nanyang Technological University.
For Lucerne Grand, the relevance is the wider western Singapore employment ecosystem. As Jurong Lake District develops as a commercial and mixed-use centre while Jurong Innovation District develops as an advanced manufacturing and technology cluster, the western region is becoming increasingly diversified in terms of employment and economic activity.
This can be relevant to owner-occupiers working in Jurong, the western region or businesses connected to these emerging employment nodes.
The transformation of Jurong Lake District extends beyond offices and commercial buildings.
The project materials identify a number of key components, including commercial and business activities, learning and research institutions, retail and lifestyle destinations, and parks and recreation.
A further phase of development around the former Jurong Town Hall area is also highlighted. The materials reference a proposed mixed-use precinct involving offices, homes, retail and a childcare centre, with approximately 1,200 homes associated with the wider plan shown in the document.
These plans should be understood as future planning and development initiatives rather than guaranteed completed amenities. Nevertheless, they form part of the wider transformation story surrounding Lucerne Grand.
The attraction for homeowners is the possibility of living within an area where infrastructure and amenities continue to expand over the longer term.
Within Lucerne Grand itself, the facilities are organised around several lifestyle zones.
The site plan incorporates a community plaza, swimming facilities, clubhouse spaces, fitness areas, wellness gardens and social spaces, together with children's and pet-oriented facilities.
The main residential facilities include:
Lap pool
Aqua lounge
Kids splash pool
Spa pool
Aqua deck
Pool deck
Gourmet pavilion
Club Lucerne
Community plaza
Outdoor fitness area
Wellness garden
Pets garden
Social and communal spaces
This range allows residents to use the development for different forms of recreation without needing to leave the property.
The aquatic facilities form an important part of Lucerne Grand's recreational offering.
The development incorporates a lap pool, aqua lounge, children's splash pool and spa pool. The combination caters to different age groups and different styles of use, from exercise and swimming to leisure and family recreation.
The presence of multiple water-based spaces also allows the facilities to serve both active and relaxed forms of recreation.
For families, the children's splash pool creates a dedicated area for younger residents, while adults can use the lap pool and other aquatic spaces.
Club Lucerne forms another component of the development's communal environment.
Rather than focusing solely on private apartment living, the development incorporates spaces intended for residents to gather, dine, relax and interact.
The site plan also identifies a community plaza and social areas, creating additional shared spaces within the development.
The Gourmet Pavilion provides another setting for residents who enjoy entertaining or hosting gatherings.
This emphasis on communal spaces can be particularly relevant for households that want a condominium environment with more than just the traditional swimming pool and gym combination.
Lucerne Grand also incorporates wellness-oriented outdoor spaces.
The project includes an outdoor fitness area and wellness garden, providing residents with alternatives to exercising indoors. A dedicated pets garden is also incorporated into the landscaping concept.
These facilities complement the surrounding greenery and parks around Jurong Lake.
For residents who prefer regular exercise, the combination of an on-site fitness facility, outdoor fitness space and nearby recreational areas creates multiple options for staying active.
For pet owners, the inclusion of a dedicated pets garden is a practical feature that acknowledges a growing aspect of condominium living.
Lucerne Grand comprises five blocks of 17-storey apartments, with a total of 570 residential units. The development also includes nine commercial units within Lucerne Galleria.
The relatively broad unit mix means that the development caters to a wide range of household profiles.
Two-bedroom units form an important part of the project, while three-bedroom residences make up the largest category. Four-bedroom premium layouts provide larger options for families seeking additional bedrooms, studies or entertainment areas.
The availability of different layouts is useful because households can choose according to their space requirements rather than being restricted to a single apartment configuration.
The entry residential options at Lucerne Grand include 2-bedroom units of approximately 624 sq ft, together with two-bedroom-plus-study layouts ranging from approximately 667 sq ft to 710 sq ft.
The B1 two-bedroom layout measures approximately 624 sq ft.
The B2S layout measures approximately 667 sq ft, while the larger B3S measures approximately 710 sq ft.
The study component adds flexibility for residents who work from home or require a dedicated space for reading, studying, storage or other personal uses.
This makes the two-bedroom-plus-study category particularly adaptable to modern lifestyles, where a home may need to serve several purposes beyond simply providing sleeping and living areas.
Lucerne Grand offers several three-bedroom layouts ranging from approximately 872 sq ft to 904 sq ft.
The available configurations include C1 at approximately 872 sq ft, C2 at approximately 883 sq ft, C3 at approximately 893 sq ft and C3a at approximately 904 sq ft.
These layouts provide three proper bedrooms within a relatively efficient footprint.
For families, the three-bedroom configuration provides flexibility for parents and children while also allowing one room to be used as a study, guest bedroom or multi-purpose room as household needs change.
The different stack configurations also mean prospective homeowners can compare the specific orientation, floor level and surrounding views associated with individual units.
For households requiring more flexibility, Lucerne Grand offers 3-bedroom Premium + Study layouts ranging from approximately 947 sq ft to 1,001 sq ft.
The CP1S layout measures approximately 947 sq ft, while CP2S, CP3S and CP4S are approximately 1,001 sq ft.
The additional study provides another enclosed or dedicated area that can accommodate working from home, homework, hobbies or storage.
The Premium + Study layouts therefore sit between conventional three-bedroom homes and the larger four-bedroom residences, offering an alternative for households that value both bedroom count and flexible space.
The four-bedroom range begins with approximately 1,152 sq ft and extends to larger layouts of up to 1,432 sq ft.
The standard four-bedroom premium configurations include DP1 at approximately 1,163 sq ft, DP2 at approximately 1,195 sq ft and DP2a at approximately 1,152 sq ft.
These residences provide a more generous layout for larger households.
A four-bedroom home can also provide flexibility beyond the traditional family arrangement. Depending on household requirements, additional bedrooms can be used for elderly parents, guests, domestic support, study purposes or other needs.
Lucerne Grand also provides more specialised four-bedroom layouts.
The 4-bedroom Premium + Study DP1S measures approximately 1,345 sq ft, while the 4-bedroom Premium + Entertainment DP1E measures approximately 1,432 sq ft.
These layouts allow larger households to select a home based not only on bedroom count but also on how they intend to use the additional space.
The study configuration can accommodate work or study requirements, while the entertainment configuration is intended for households that place greater emphasis on hosting and social activities.
This variety gives Lucerne Grand a broader range of larger-format homes than a development that offers only conventional four-bedroom layouts.
The apartment layouts feature a stated ceiling height of approximately 2.79 metres across living, dining and bedroom areas for many unit types. The four-bedroom Premium + Study and Premium + Entertainment layouts provide approximately 2.9 metres in living, dining and study or entertainment areas, with bedrooms at approximately 2.79 metres.
The interiors adopt a contemporary palette featuring cabinetry, integrated storage and modern kitchen and bathroom fittings.
The larger residences also include more extensive cabinetry and storage provisions, helping homeowners organise everyday items while keeping the living spaces visually streamlined.
The development's stated premium provision includes established international brands such as Bosch, Samsung, Geberit, Hansgrohe and Franke.
The kitchen designs shown for the two-bedroom-plus-study, three-bedroom Premium + Study and four-bedroom Premium + Entertainment layouts incorporate built-in appliances, cabinetry and countertop areas.
The larger four-bedroom Premium + Entertainment kitchen also includes extensive cabinetry and storage, while dining areas feature integrated storage and display cabinetry.
Bathrooms continue the contemporary design language, with coordinated vanity, storage and sanitary fittings.
The master bathroom treatments vary according to unit type, with larger residences receiving more generous bathroom configurations.
Lucerne Grand incorporates a range of environmental and energy-efficiency features.
The project documentation identifies BCA Green Mark certification and highlights measures including natural ventilation to common areas and selected residential areas, building façade design intended to reduce solar heat gain, and recessed balconies or horizontal ledges that provide shading.
The development also includes energy-efficient air-conditioning systems for residential units and energy-efficient lighting within common areas.
Other features identified include LED lighting with motion sensors in common areas and a smart home community system intended to support resident convenience.
The development also provides EV charging stations, aligning with the broader transition towards electric mobility.
Lucerne Grand brings together several elements that are particularly relevant to modern condominium living: direct proximity to Lakeside MRT Station, integrated retail and F&B through Lucerne Galleria, access to Jurong Lake Gardens, a wide range of residential layouts and a comprehensive collection of lifestyle facilities.
Its position within Jurong Lake District adds another dimension.
The neighbourhood already has established transport infrastructure, schools, shopping and recreational facilities, while the wider western region is undergoing continued investment and transformation. Jurong Lake District's planned evolution as a major mixed-use business and lifestyle district, together with the growth of Jurong Innovation District, forms the broader context for the development.
For homeowners, Lucerne Grand offers the convenience of living close to an MRT station while retaining access to parks, waterfront environments and everyday amenities.
For families, the broad selection of three- and four-bedroom homes provides room for different stages of family life. For couples and smaller households, the two-bedroom and two-bedroom-plus-study layouts offer more compact alternatives.
The development's integrated commercial component adds another layer of convenience, bringing a supermarket, shops and restaurants directly into the development.
With its combination of Lakeside location, MRT connectivity, Jurong Lake District transformation, integrated amenities, comprehensive facilities and diverse unit layouts, Lucerne Grand represents a new residential addition to one of western Singapore's established and evolving urban precincts.
For buyers researching Lucerne Grand condominium, the project's key characteristics can therefore be summarised around five central themes: connectivity, convenience, lifestyle, space and the continuing transformation of Jurong. These characteristics form the foundation of Lucerne Grand's positioning as a new residential development at Lakeside Drive.
