About the Media Circle (Parcel B) GLS Site

The Media Circle (Parcel B) GLS land plot was announced on 25 June 2024, as part of the 2H2024 Government Land Sales (GLS) Programme, which, at 11,110 private residential units, saw the highest supply introduced in a single year since 2013.

The land plot was released directly into the Confirmed List, which means that the land will be made directly available for Developer Tender when more details are released in November 2024.

It can yield around 500 residential units, and will also have 400sqm of Commercial Space.

This land is located  in the larger One-North precinct, which has attracted talent and companies in the tech sector.

The land plot was also announced in the 2H 2025 GLS Programme, under the Reserve List.

The Government has announced the GLS Programme for 1H2026. Comprising nine Confirmed List sites and 12 Reserve List sites, the Programme can yield 9,185 private residential units, 209,150 sqm gross floor area (GFA) of commercial space and 970 hotel rooms (see Appendix 1 and Appendix 2).

The Confirmed List, which comprises eight private residential sites and one Commercial & Residential site, can yield 4,575 private residential units (including 635 EC units) and 22,500 sqm GFA of commercial space. 

The Reserve List includes six private residential sites, one commercial site, three White sites and two hotel sites, which can potentially yield an additional 4,610 private residential units, 186,650 sqm GFA of commercial space, and 970 hotel rooms.

The Government has announced the GLS Programme for the second half of 2025 (2H2025). Comprising 10 Confirmed List sites and 12 Reserve List sites, the Programme can yield about 9,200 private residential units, 178,315 sqm gross floor area (GFA) of commercial space, and 880 hotel rooms.

The Confirmed List, which comprises 10 private residential sites, can yield 4,725 private residential units, including 990 EC units from two EC sites, and 4,515 sqm GFA of commercial space.

The Reserve List includes six private residential sites, one commercial site, three White sites and two hotel sites, which can potentially yield an additional 4,475 private residential units, 173,800 sqm GFA of commercial space, and 880 hotel rooms.

Lacklustre sales this month for nearby project, US tariffs conundrum and site’s location are among factors cited by analysts

[SINGAPORE] For the second time in about a year, no bids were received for a site at an Urban Redevelopment Authority (URA) tender.

Analysts cited site-specific factors, as well as the cautious mood building up in Singapore’s economy following the US tariff announcements, for the no-show at the tender on Tuesday (Apr 29) for a 99-year leasehold private residential site in the Mediapolis area of the one-north precinct.

Media Circle (Parcel B), zoned residential with commercial at first storey, can yield about 500 private homes. The commercial component is capped at 4,306 square feet gross floor area.

1. The Urban Redevelopment Authority (URA) has released three residentialsites at Media Circle (Parcel A & B) and Bayshore Road for sale under the second half of 2024 (2H2024) Government Land Sales (GLS) Programme. 

2. The sites at Media Circle (Parcels A & B) and Bayshore Road are launched for sale under the Confirmed List and can potentially yield 325, 500 and 515 residential units respectively. These form part of the 5,050 residential units to be released via the Confirmed List of the 2H2024 GLS programme to cater to housing demand and maintain market stability. 

3. The Government will continue to release a steady supply of private residential units in coming GLS programmes, with supply calibrated to account for prevailing economic and property market conditions.

The tenders for the sites will close on the following dates: 

  • Media Circle Parcel A : 12 noon on 4 March 2025
  • Media Circle Parcel B : 12 noon on 29 April 2025
  • Bayshore Road : 12 noon on 18 March 2025

1 The Government today announced the Government Land Sales (GLS) Programme for 2H2024, which comprises ten Confirmed List sites and nine Reserve List sites. Together, these sites can yield about 8,140 private residential units, 113,650 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.

2 The Confirmed List comprises nine private residential sites (including one EC site) and one commercial & residential site, which can collectively yield about 5,050 private residential units (including 560 EC units) and 14,300 sqm GFA of commercial space. 

3 The Reserve List comprises five private residential sites (including two EC sites), one commercial site, two White sites and one hotel site. These sites can potentially yield an additional 3,090 private residential units (including 730 EC units), 99,350 sqm GFA of commercial space and 530 hotel rooms.
