The land parcel was sold on 21 April 2026 to Hoi Hup, and can yield an estimated 430 units.
In the 2H 2025 GLS (Government Land Sales) announcement, the Miltonia Close EC land parcel was announced directly into the Confirmed List, with a date of Dec 2025 being set for the land parcel to be released for Developer Tender.
This land plot is located right beside an existing development The Miltonia Residences (TOP : 2014), and near the Orchid Country Club and Lower Seletar Reservoir, and follows the launch of another earlier EC in the area, North Gaia.
It is also of interest to note that as part of the review of land use by golf courses, Orchid Country Club’s lease will not be further renewed after 2030. The current land occupied by Orchid Country Club is now marked as Reserved Land in the Master Plan.

Developers expected to maintain more selective bidding approach as supply pipeline builds
Hoi Hup Realty outbid two other groups with its S$340.9 million offer for an executive condominium (EC) site at Miltonia Close in Yishun.
This works out to a land price of about S$732 per square foot per plot ratio (psf ppr), within expectations of the S$650 to S$760 psf ppr forecast by analysts polled by The Business Times.
The top bid on Tuesday (Apr 14) exceeded the second-highest offer from a joint venture of two Hong Leong Group entities – Intrepid Investments and TID Residential – by 9.2 per cent. The joint venture made an offer of S$312 million or S$670 psf ppr.
