Narra Residences is located within the tranquil Dairy Farm residential area, with Petir Road on the East and Dairy Farm Walk on the South. 

It was announced as Dairy Farm Walk GLS on 6 Dec 2023 as part of the 1H2024 GLS Programme. The land plot attracted 2 bidders and was subsequently sold on the 21 Jan 2025 to SNC2 Realty Pte. Ltd., Apex Asia Alpha Investment Two Pte. Ltd., Soon Li Heng Civil Engineering Pte Ltd and Kay Lim Realty Pte. Ltd., at a land rate of $1,020 psf ppr. 

Narra Residences will be launched for Public Sales on 31 Jan 2026, approximately 1 year after the land plot was sold. 

Its launch comes after 2 earlier projects in the same area, Dairy Farm Residences, which launched in Nov 2019, and The Botany At Dairy Farm, launched in March 2023. Expected Date of Vacant Possession is 20 January 2030. 

Narra Residences consists of 540 units, distributed over 7 Blocks, with the 3 northern-most blocks being 6-storeys tall, 2 middle blocks 13-storeys tall and 2 southern-most blocks being 16-storeys tall. There will also be 4 shops located at the South-Eastern position of the development. 

The driving entrance to Narra Residences extends northwards from Dairy Farm walk, in a cul-de-sac serving the its residents. From there, there is a one-level basement carpark with 546 lots, that ensures each family gets at least 1 lot. It is an approximately 10-12 mins walk to Hillview MRT,  via its 2 side gates, positioned on the West end and near the 4 commercial shops on the South-Eastern end.

The Santarli-led project comprises 540 units in eight blocks

[SINGAPORE] A consortium led by Santarli Group will open the year’s season for new condominium launches with its Dairy Farm project, Narra Residences.

The 99-year leasehold development comprises 540 units in eight residential blocks that range from six to 16 storeys. It is being built by Santarli, Apex Asia, Soon Li Heng Civil Engineering and Kay Lim Realty.

The consortium acquired the Dairy Farm site in a January 2025 state land tender, with a top bid of S$504.5 million or S$1,020 per square foot (psf) per plot ratio.

1. The Urban Redevelopment Authority (URA) has awarded the tender for the site at Dairy Farm Walk to SNC2 Realty Pte. Ltd., Apex Asia Alpha Investment Two Pte. Ltd., Soon Li Heng Civil Engineering Pte Ltd and Kay Lim Realty Pte. Ltd., and the tender for the site at Tengah Garden Avenue to Intrepid Investments Pte. Ltd., CSC Land Group (Singapore) Pte. Ltd. and GuocoLand (Singapore) Pte. Ltd.

2. The tenders for these sites were launched on 13 June 2024, and closed on 14 January 2025. The sites were offered for sale on 99-year lease terms.

URA releases three sale sites at Dairy Farm Walk, Tengah Garden Avenue and Bayshore Road

1. The Urban Redevelopment Authority (URA) has released three residentialsites at Dairy Farm Walk, Tengah Garden Avenue and Bayshore Road for sale today under the first half 2024 (1H2024) Government Land Sales (GLS) Programme.

2. The sites at Dairy Farm Walk and Tengah Garden Avenue are launched for sale under the Confirmed List and can potentially yield 540 and 860 residential units respectively. These form part of the 5,450 residential units to be made available via the Confirmed List of the 1H2024 GLS programme. The site at Bayshore Road is available for application under the Reserve List and can potentially yield 515 units. Together, these three sites can provide a potential supply of 1,915 residential units.

3. To cater to demand, the Government has increased the Confirmed List supply of private housing in the GLS programme to 5,450 units in 1H2024, from 4,090 units in 1H2023 and 5,160 units in 2H2023. This is the highest supply on the Confirmed List in a single GLS Programme since the 2H2013 GLS Programme.

The Government today announced the GLS Programme for 1H2024, which comprises ten Confirmed List sites and nine Reserve List sites. These sites can yield about 8,910 private residential units, 107,750 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.

The Confirmed List comprises nine private residential sites (including one EC site and one long-stay Serviced Apartments1 site) and one commercial & residential site, which can collectively yield about 5,450 private residential units (including 710 EC units and 515 long-stay Serviced Apartments) and 13,900 sqm GFA of commercial space.
