Their expertise has brought an array of residential, commercial and hospitality developments to completion. From private condominiums, mixed-use properties and landed houses to commercial offices and hospitality developments, their excellence in workmanship comes through invaluable knowledge gained only from a continuous pursuit of quality living spaces for their buyers.

Sunway Group (“Sunway”) acquires Hongkong Land Holdings' Singaporean and Malaysian residential development business MCL Land, in 2025.

MCL Land was established in 1963 and is a leading residential developer in Singapore and Malaysia, with a strong track record of quality residential projects.
Through this agreement, Sunway gains immediate access to a diversified pipeline of developments in Singapore that enable the Group to participate in several projects at historical land costs, lowering execution risks compared to new land tenders.

Pinery Residences is a major new mixed-use residential development in Tampines, District 18, combining 588 residential units with a substantial commercial component known as Pinery Mall. Located at Tampines Street 94, the development is designed around the idea of bringing everyday living, shopping, dining, education, recreation and transportation together within one integrated environment.
The project occupies a 23,512 sq m site and comprises six 14-storey residential blocks, communal facilities, a second-storey carpark and an underground pedestrian link connecting the development to Tampines West MRT Station on the Downtown Line. The development also incorporates approximately 11,300 sq m of commercial space, including restaurants and retail, a supermarket, food court and an Early Childhood Development Centre.
This integrated approach is arguably one of the strongest selling points of Pinery Residences. Rather than being a standalone condominium surrounded by amenities that residents have to travel to, the project brings many daily conveniences directly into the development.
For homebuyers searching for a Pinery Residences condo in Tampines, a new launch near Tampines West MRT, or a family-friendly condominium with integrated shopping and lifestyle amenities, the project offers a distinctive proposition within Singapore's established eastern region.
Pinery Residences is a 99-year leasehold development from 7 January 2025, with an estimated residential TOP in Q4 2029. It comprises 588 residential units across six 14-storey residential blocks.
Key project details include:
The development is therefore much more than a conventional residential condominium. Its mixed-use configuration is an important part of its identity and provides residents with a level of convenience that can be difficult to replicate in a standalone development.
The biggest differentiator of Pinery Residences is arguably Pinery Mall, the integrated commercial component located directly within the development.
Pinery Mall comprises approximately 11,300 sq m of commercial space, including approximately 9,350 sq m allocated to F&B and retail, approximately 1,145 sq m for a supermarket and approximately 650 sq m for an Early Childhood Development Centre. A Community Plaza of approximately 1,300 sq m is also planned as part of the commercial environment.
For residents, this creates an unusually convenient living environment.
Everyday errands such as grocery shopping, dining, picking up necessities and accessing childcare facilities can potentially be completed without travelling far from home.
This is particularly valuable for families, where convenience can have a significant impact on daily routines. A supermarket within the development reduces the need for separate grocery trips, while the presence of an ECDC can provide an additional childcare option close to home.
The commercial component also adds vibrancy to the development, creating a stronger sense of a self-contained neighbourhood rather than simply a residential estate.
Pinery Mall is planned with approximately 60 units of restaurants and retail, including the supermarket, food court and ECDC.
This creates a broad range of potential lifestyle and everyday-use amenities.
Residents can benefit from having dining and retail choices located directly within the development, while the wider Tampines town centre provides an even larger selection of shopping, entertainment and dining destinations.
The mall is therefore positioned as a neighbourhood commercial hub serving both residents of Pinery Residences and the surrounding community.
For property buyers, the presence of an integrated commercial component is important because it changes the way the development functions on a day-to-day basis. Instead of having to travel to a separate shopping centre for basic needs, many conveniences can be located immediately downstairs.
Connectivity is another major strength of Pinery Residences.
The project incorporates an underground pedestrian link connecting the development to Tampines West MRT Station, which is located on the Downtown Line.
The project information identifies the MRT connection as part of the development's integrated infrastructure, giving residents a sheltered and direct connection between home and public transport.
This is particularly useful in Singapore's climate, where hot weather and heavy rain can make outdoor walking less comfortable.
The MRT connection also enhances the practical appeal of Pinery Residences for households that rely on public transport.
Rather than simply being "near an MRT station", the development is planned around a direct pedestrian connection to the station. This can make a meaningful difference to everyday commuting convenience.
Tampines West MRT Station provides access to the Downtown Line, connecting residents to a wide network of destinations across Singapore.
The project's connectivity material highlights connections towards major employment, education and lifestyle nodes in the east and beyond.
For residents, this means Tampines West is not simply a local transport option. It provides access to the wider Downtown Line network while also connecting with Singapore's broader MRT system.
The development's proximity to MRT infrastructure is particularly relevant for younger households, professionals and families with school-going children.
Pinery Residences is positioned within an established Tampines environment where many everyday amenities are already available.
The project's location information highlights several useful proximity points. Tampines Round Market & Food Centre is approximately 550 metres away, while the market is identified as being within about a six-minute walk. Temasek Polytechnic is approximately 350 metres away, while St Hilda's Primary School is approximately 500 metres away. A market is also identified at approximately 600 metres from the development.
This concentration of amenities means residents do not have to rely exclusively on the integrated facilities within Pinery Residences.
The development benefits from both internal convenience and external connectivity.
This is an important distinction when evaluating a new condominium. A project may offer extensive facilities internally, but having established amenities surrounding the development provides an additional layer of convenience.
The wider location is another important reason why Pinery Residences stands out.
Tampines is one of Singapore's established regional centres, providing residents with access to a broad ecosystem of shopping, employment, education, healthcare, recreation and transport facilities.
The project information highlights Tampines Regional Centre as a key employment node, together with Changi Business Park, future Changi development and the planned redevelopment of the Paya Lebar Airbase as part of the broader eastern Singapore growth story.
This gives Tampines an advantage over purely residential neighbourhoods.
Residents can potentially live, work, study, shop and spend their leisure time within the broader eastern region without having to travel into the city centre for every activity.
For property owners, this established regional-centre status can also contribute to the area's long-term residential relevance.
Beyond Pinery Mall, residents have access to the extensive retail ecosystem around Tampines.
The project information identifies Tampines Mall, Tampines 1 and Century Square as major lifestyle destinations, with these malls located approximately one MRT stop away.
This provides residents with access to a significantly larger range of retail, dining and entertainment options.
Our Tampines Hub also forms part of the wider Tampines lifestyle environment, providing sports, recreation, community and lifestyle facilities.
This means buyers at Pinery Residences can enjoy the convenience of an integrated mall at home while still having access to the established Tampines town centre nearby.
The combination is particularly attractive for families who value having different layers of convenience: immediate facilities downstairs, established malls nearby and larger regional amenities within a short MRT journey.
Pinery Residences is especially suited to families because of its proximity to schools and educational institutions.
St. Hilda's Primary School is approximately 500 metres from the development, or around a six-minute walk according to the project's proximity information. Temasek Polytechnic is approximately 350 metres away.
The project information also highlights Junyuan Primary School within the surrounding area.
Other schools and educational institutions in the wider Tampines area add to the depth of the educational ecosystem.
For parents, living near schools can simplify school-day routines and reduce travelling time.
It is also worth noting that proximity to a school should not automatically be interpreted as guaranteeing Primary 1 admission or eligibility. School admission requirements and distance calculations should always be verified with the relevant authorities.
Nevertheless, the concentration of educational institutions around Tampines makes the location particularly relevant for families.
Pinery Residences offers a broad range of residential configurations, with the unit mix strongly oriented towards 2-bedroom, 3-bedroom, 4-bedroom and 5-bedroom homes.
The development's unit types include:
This is a significant selling point for buyers who require more space.
Rather than concentrating primarily on compact one-bedroom apartments, Pinery Residences offers a range of family-oriented configurations.
The larger units also provide more flexibility for households that require dedicated study areas, additional bedrooms or greater living space.
The 4-bedroom and 5-bedroom layouts are particularly noteworthy.
The development includes several 4-bedroom configurations, including 4-bedroom Premium + Study layouts and a larger 4-bedroom Luxury + Study of approximately 1,389 sq ft. The 5-bedroom Luxury layout is approximately 1,475 sq ft.
For families, the additional space can be configured in different ways depending on individual needs.
A study can function as a home office, children's study room or flexible guest space. Additional bedrooms can support larger families or multi-generational living.
This flexibility is increasingly important as modern households use their homes for more than sleeping and basic living.
A condominium that provides different configurations within the same development can therefore appeal to buyers at different stages of their family life.
The floor plans at Pinery Residences place emphasis on practical room proportions and functional living spaces.
The project's floor-plan analysis highlights features such as 2.8-metre ceiling heights in living and dining areas, bedrooms that can accommodate queen or king-sized beds depending on the unit, and balconies with approximately 1.8-metre depth in selected layouts.
Selected layouts also incorporate practical features such as:
These specifications may appear relatively small individually, but together they contribute to the everyday usability of the home.
For buyers comparing new condominium floor plans, practical considerations such as bed sizes, kitchen configuration, storage, balcony depth and living-room proportions can be just as important as the headline floor area.
The facilities at Pinery Residences are organised around different lifestyle themes, including The Family Oasis, The Play Cove and The Vitality Sanctuary.
This creates a more structured approach to condominium facilities, with different spaces designed around family recreation, children's activities, fitness and wellness.
The Family Oasis is designed as a social and family-oriented environment.
Facilities include The Pinery House, Function Rooms, Media Lounge, Games Lounge, Reading Lounge, Private Dining Lounge, changing room, Family Pool, Jacuzzi Cove, Pool Deck, Cabana Garden and Lantern Pavilion.
This creates a variety of spaces for residents to relax and spend time together.
The Family Pool is particularly relevant to households with children, while the Function Rooms and Private Dining Lounge provide additional venues for gatherings.
The Media and Games Lounges provide alternative spaces for leisure, while the Reading Lounge caters to residents seeking a quieter environment.
The Play Cove is specifically designed around active family recreation.
It includes a multi-purpose court, children's playground, play lawn, BBQ pavilions, Discovery Garden, Herb Garden and Rest Deck Cove.
The multi-purpose court is designed to support different recreational activities, while the children's playground and play lawn provide dedicated outdoor spaces for younger residents.
The inclusion of gardens adds another dimension to the area, giving families opportunities to spend time outdoors beyond conventional swimming-pool facilities.
For adults and fitness-focused residents, The Vitality Sanctuary provides a dedicated wellness zone.
Facilities include a gymnasium, spa shower, changing room, 50-metre lap pool, pool deck, hydrotherapy pool, outdoor shower and Tower Pavilion. The landscape includes several garden environments such as the Fragrant Garden, Tranquil Garden, Heliconia Gardens, Garden Walk, Yoga Corner, Alocasia Garden, Canna Garden and Pandanus Garden.
The 50-metre lap pool is particularly notable for residents who swim regularly for exercise.
The hydrotherapy pool adds another wellness-focused element, while the Yoga Corner and landscaped gardens provide quieter spaces for relaxation and exercise.
This broad range of facilities means residents can use the development for different aspects of daily life without relying entirely on external recreational facilities.
Taken together, the facilities at Pinery Residences reinforce its family-oriented character.
Children have dedicated spaces such as the Kids' Pool, Splash Play Pool, Kids' Party Room and playground, while adults have access to fitness and wellness facilities such as the gymnasium, lap pool and hydrotherapy pool.
Families can also use the Function Rooms, Private Dining Lounge and BBQ areas for gatherings.
This creates a development where different generations can use the facilities simultaneously without necessarily competing for the same spaces.
For parents, this can be an important lifestyle consideration.
A condominium's value is not determined only by the size of the apartment itself. The quality and variety of communal spaces can influence how effectively residents can enjoy their home environment.
Pinery Residences is developed by Hoi Hup Sunway Tampines Residential Pte. Ltd., a partnership involving Hoi Hup Realty and Sunway Property.
The development's project information also identifies ADDP Architects as architect, Straits Construction Singapore as main contractor and Tinderbox Landscape Studio as landscape consultant.
Hoi Hup and Sunway have been involved in a number of residential developments across Singapore, including projects in District 15, District 18 and other established locations.
The developer partnership therefore brings experience in both residential and mixed-use development.
For buyers, developer track record can be an important consideration when assessing the design, construction and eventual management of a new condominium.
The integrated nature of Pinery Residences creates several potential advantages over a standalone condominium.
First is convenience.
Residents have direct access to commercial amenities within the development, while the MRT connection provides convenient transportation.
Second is lifestyle variety.
The combination of residential facilities, retail, dining, childcare and transport creates a more complete living environment.
Third is time efficiency.
Instead of travelling separately to a supermarket, restaurant, childcare centre and MRT station, many daily activities can be undertaken within the same integrated precinct.
The project's proximity information describes this concept through the idea of proximity and convenience, highlighting how being closer to key destinations can improve comfort and reduce travel time.
This is particularly relevant for busy families and working professionals.
The long-term appeal of Pinery Residences also extends beyond Tampines itself.
The project information identifies several major employment and transformation nodes across eastern Singapore, including Tampines Regional Centre, Changi Business Park, future Changi development and the future redevelopment of Paya Lebar Airbase.
These areas form part of Singapore's broader eastern economic and infrastructure landscape.
Tampines is already an established regional centre, while Changi Business Park and the airport-related economy provide employment opportunities across the wider region.
The future redevelopment of Paya Lebar Airbase is another major long-term planning consideration.
While the precise impact and timeline of future developments can change, the broader direction is relevant when considering the long-term positioning of residential properties in the eastern region.
Pinery Residences can also appeal to professionals working within the eastern employment corridor.
The project's connectivity information identifies Tampines Regional Centre and Changi Business Park among the major employment nodes accessible from the development.
For residents working in the east, this can significantly reduce commuting requirements compared with living in another part of Singapore.
At the same time, the Downtown Line provides connectivity towards central areas, while the broader MRT network opens access to other employment nodes.
This gives Pinery Residences a useful balance between regional accessibility and city connectivity.
Despite its urban and highly connected character, Tampines also provides access to greenery and outdoor recreation.
The project information highlights Bedok Reservoir Park and Tampines Eco Green among the surrounding nature destinations.
These provide alternatives to the condominium's internal gardens, pools and recreational facilities.
Residents can therefore choose between staying within the development for exercise and leisure or venturing into the surrounding parks for a larger outdoor environment.
This combination of urban amenities and green spaces is an important aspect of the Tampines lifestyle.
Pinery Residences is also positioned in a neighbourhood with a substantial HDB population, making HDB upgraders an important potential buyer segment.
The project information specifically examines the Tampines upgrader market, including the pricing of larger 4-room and 5-room HDB flats in the surrounding area.
This is relevant because Tampines is one of Singapore's established residential towns, with many households having lived in the area for years.
For some existing residents, moving from an HDB flat to a condominium while remaining within the Tampines area can provide a natural progression.
The ability to remain close to existing schools, workplaces, family networks and amenities can make a local upgrade particularly attractive.
Pinery Residences' larger 3-, 4- and 5-bedroom homes are therefore well suited to families who want to retain the convenience of the Tampines area while moving into a private residential development.
Several characteristics distinguish Pinery Residences from a conventional new condominium.
The development includes approximately 11,300 sq m of commercial space, including F&B, retail, supermarket, food court and an ECDC.
An underground pedestrian link connects the development with Tampines West MRT Station on the Downtown Line.
St. Hilda's Primary School is approximately 500 metres away, while Temasek Polytechnic is approximately 350 metres away.
The development offers a wide selection of 2-, 3-, 4- and 5-bedroom residences, including larger Premium, Luxury and Study configurations.
The Family Oasis, Play Cove and Vitality Sanctuary provide facilities ranging from children's play areas and pools to a gymnasium, 50-metre lap pool and hydrotherapy pool.
Residents have access to Tampines Mall, Tampines 1, Century Square, Our Tampines Hub and the wider Tampines town centre.
Tampines Regional Centre and Changi Business Park are among the major employment areas highlighted around the development.
The wider area is connected to the longer-term growth story of Changi, Paya Lebar Airbase and the eastern economic corridor.
For buyers looking for a new condo in Tampines, Pinery Residences offers a proposition that goes beyond the conventional condominium model.
Its strongest attribute is the integration of residential, commercial and transport infrastructure.
Residents will have access to Pinery Mall directly within the development, while the underground pedestrian connection to Tampines West MRT provides an important layer of convenience. The surrounding Tampines town centre adds an even wider range of shopping, dining, education, recreation and healthcare facilities.
For families, the project has several particularly strong fundamentals.
The availability of 3-, 4- and 5-bedroom residences gives larger households a meaningful choice of layouts, while the proximity to St. Hilda's Primary School and Temasek Polytechnic adds educational convenience. Inside the development, dedicated family facilities such as the Kids' Pool, Splash Play Pool, playground and Kids' Party Room complement the larger family-sized apartments.
For residents focused on wellness, The Vitality Sanctuary provides a 50-metre lap pool, gymnasium, hydrotherapy pool, yoga area and landscaped gardens.
For those who enjoy entertaining, the development includes Function Rooms, Private Dining facilities, BBQ pavilions and other communal spaces.
And for everyday convenience, the presence of a supermarket, food court, restaurants, retail units and childcare facilities within Pinery Mall means that many routine activities can potentially be completed without leaving the development.
The location also offers a strong combination of current amenities and future potential. Tampines is already an established regional centre with extensive infrastructure, while the wider eastern region continues to evolve through developments involving Changi, employment nodes and major future land-use plans.
Ultimately, the appeal of Pinery Residences lies in its ability to combine several highly desirable attributes in one development: MRT connectivity, integrated shopping, family-friendly facilities, proximity to schools, larger residential layouts and access to an established regional centre.
For owner-occupiers, this creates a practical and convenient environment designed around everyday living. For families, the combination of larger homes, schools, childcare and recreation is particularly compelling. For HDB upgraders, the development offers an opportunity to remain within the Tampines ecosystem while moving into private condominium living.
With 588 residential units, approximately 11,300 sq m of commercial space, direct underground connectivity to Tampines West MRT and a comprehensive collection of family and wellness facilities, Pinery Residences represents a distinctive addition to Singapore's eastern residential market.
For buyers searching for Pinery Residences, Pinery Residences condo, a Tampines new launch, or a condominium near Tampines West MRT, the development's integrated approach to residential and lifestyle living makes it one of the more distinctive new residential options to consider in District 18.
