LANDSCAPE DESIGN

The Arrival/Lounge, located just steps from the MRT Exit 1 at the Lower 1st Storey, Welcomes residents and visitors coming home from the MRT or Great World City mall. A passenger lift brings them to the Upper 1st Storey landscape deck, where a sheltered walkway connect the 2 residential towers.

The landscape design is uniquely characterised by a hybrid of environmental deck openings towards the river, paired with a 2-storey building edge along River Valley Green. A large expansive lawn, a 50-meter infinity-edged pool, pavilions and various amenities are thoughtfully planned throughout the site. The Clubhouse is elevated to provide commanding views of the main swimming pool, Kim Seng Park and the Singapore River.

A curated tiered landscape along River Valley Green, complemented by the Tennis court with a viewing terrace, creates a unique backdrop to the central facilities.

This resort-inspired ambience, enhanced by tropical-adapted architectural elements, establishes a strong identity defined by layered landscape experiences, open spaces, and spatial elegance.

SITE PLANNING

This development is located next to Great World MRT station and along the Singapore River. River Modern comprises 455 residential units across two towers of up to 36 storeys in height. The tower massing is strategically arranged in a north-south orientation to minimise heat gain from the east-west sun and strengthens the visual and physical connection to the riverfront landscape, enhances residents' living experience, and reinforces the development's relationship with its surrounding natural context.

Four view axis have been identified from the site. The primary view being towards the Singapore River and the Alexandra Canal, ensuring that most of the units are facing towards it. Other units will be orientated towards other view corridors of the cityscape.

Both towers are slightly rotated to allow unblocked views from neighbouring developments while creating opportunities for glimpses towards Marina Bay at higher levels.

Tower 1 is oriented at 22.5 degrees off the north-south axis, while Tower 2 is oriented at 8 degrees off the north-south axis.

The rotation of the towers increases the separation distance between them, reducing direct overlooking and enhancing visual privacy for residents. In addition, the shifting of the tower footprints creates more landscaped space closer to Great World MRT station, providing a generous green buffer between the development and the MRT infrastructure. This approach enhances the arrival experience, mitigates MRT exposure, and strengthens the integration of the towers with the surrounding landscape.

The towers are elevated to create landscape area beneath, allowing greenery to flow through under the buildings. Making use of the existing higher site levels, the landscape is designed as a series of cascading tiers, creating a gentler visual transition and encouraging movement and activities from the landscape deck towards Kim Seng Park and the Singapore River.

The lower landscape tiers also accommodate Fire Engine Access, while simultaneously forming engaging lawn areas and pedestrian pathways throughout the site. Key communal facilities, including the tennis court, gourmet pavilion, and 50m lap pool, are thoughtfully arranged along this cascading landscape spine, maximising the use of the site's natural levels and enhancing the overall spatial and recreational experience for residents.

With the cascading tiered landscape towards the south, the facilities at the northern portion of the site are positioned at a higher level, allowing them to overlook the 50m lap pool below. A terraced landscape pathway is also introduced to connect these levels and provide access to the elevated club dining facilities, creating a more engaging spatial sequence and a clear hierarchy across the site.

The tower façades are softened through the introduction of subtle curved elements at the tower edges and crowns. These curved details reduce the perceived massing of the towers and create a visual dialogue with the surrounding landscape design as well as the sinuous form of the Singapore River, resulting in a more cohesive and refined architectural expression.

The Tower configuration of River Modern is carefully planned to optimise both lifestyle and efficiency. The units are arranged maximize views towards the Singapore River, whilst those facing away are orientated towards view corridors of the city.

ACCESS TO SITE

Vehicular access to River Modern is located along River Valley Green, with the entrance framed prominently to capture the eye of residents and visitors alike. A Grand Drop-Off greets them once they enter, with easy connectivity from it to both residential towers.

The development features two side entrances for pedestrians to enhance connectivity. One side gate is at the main entrance, which is along a covered walkway that stretches along River Valley Green and connects to the road opposite, where River Valley Primary School is conveniently located. The second entrance is located next to the Great World MRT exit and Kim Seng Linear Park. An arrival lounge greets them, with a lift that would take them to the 1st sty E-deck with a covered linkway to the two residential towers.

VISITOR ACCESS

Visitors to River Modern can access the development in a variety of methods: 

Driving in: Visitor to register at Guard house, park, and Audio/video intercom the unit that they are visiting at respective towers from basement tower lobbies.

VEHICLE CIRCULATION

Vehicles enter via River Valley Green, encountering the Grand Drop-off before heading down towards B2/B2M or turning left to B1, where they will be able to access the shops.

GuocoLand launches River Modern with prices from S$2,877 psf

Prices for the 455-unit District 9 project start at about S$1.55 million for 2 bedders

GuocoLand will start previews for its River Modern launch on Feb 20, with prices starting at S$2,877 per square foot (psf). 

The 99-year leasehold project, situated along the Singapore River and directly connected to Great World MRT station, is the fourth new condominium to be launched in the River Valley area in about six months.  

River Modern will have a District 9 address and 455 units across two 36-storey residential towers. It sits on a 126,325-square-foot (sq ft) site, with about 4,300 sq ft of commercial shops on the first storey, which will form part of the condo’s common area.

1. The Urban Redevelopment Authority (URA) has awarded the tender for the site at River Valley Green (Parcel B) to the highest tenderer, GLL B Pte. Ltd.

2. The site at River Valley Green (Parcel B) was launched for tender on 17 October 2024. The tender for the site closed on 7 February 2025. The site was offered for sale on a 99-year lease term.

The site at River Valley Green (Parcel B) was launched for public tender on 17 October 2024.

This is not an announcement of tender award. A decision on the award of the tender will be made after the bids have been evaluated. This will be publicised at a later date.

The Urban Redevelopment Authority (URA) and the Housing & Development Board (HDB) have released four residential1 sites at Lentor Gardens, River Valley Green (Parcel B), Marina Gardens Lane, and Woodlands Drive 17 (Executive Condominium) for sale today under the second half 2024 (2H2024) Government Land Sales (GLS) Programme. 

The sites at Lentor Gardens and River Valley Green (Parcel B) are launched for sale under the Confirmed List and can potentially yield 500 and 475 residential units respectively. These form part of the 5,050 residential units to be released via the Confirmed List of the 2H2024 GLS programme to cater to housing demand and maintain market stability. The sites at Marina Gardens Lane and Woodlands Drive 17 are available for application under the Reserve List and can potentially yield 390 residential units and 420 EC units respectively. 

The Government will continue to release a steady supply of private residential units in coming GLS programmes, with supply calibrated to account for prevailing economic and property market conditions. 

Other Details

The tenders for the River Valley Green (Parcel B) and Lentor Gardens sites will close at 12 noon on 7 February 2025 and 3 April 2025 respectively.

2024 private housing supply highest since 2013 with latest 2H2024 Government Land Sales (GLS) Programme

• Sustained supply of 5,050 private residential units to be tendered out in 2H2024, similar to the 5,450 units in 1H2024.

• Total supply of 11,110 private residential units in 2024 (including 610 units from the activated Reserve List site tendered out in May 2024) will be the highest supply introduced in a single year since 2013.

• Good spread of sites island-wide will provide a variety of housing options that cater to different needs and preferences. 

• The Government will continue to release a steady supply of private residential units over the next few years, with supply calibrated to account for prevailing economic and property market conditions.

The Government today announced the Government Land Sales (GLS) Programme for 2H2024, which comprises ten Confirmed List sites and nine Reserve List sites. Together, these sites can yield about 8,140 private residential units, 113,650 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.

URA releases two sale sites at River Valley Green (Parcels A & B)

The Urban Redevelopment Authority (URA) has released two residential sites1 at River Valley Green for sale today under the first half 2024 (1H2024) Government Land Sales (GLS) Programme. The site at River Valley Green (Parcel A) is launched for sale under the Confirmed List and can potentially yield 380 residential units. The site at River Valley Green (Parcel B) is available for application under the Reserve List and can potentially yield 580 units [including long-stay Serviced Apartments (SA2)2]. Together, these two sites can potentially yield 960 residential units (including SA2 units).

These form part of the 5,450 residential units to be made available via the Confirmed List of the 1H2024 GLS programme. To cater to demand, the Government has increased the Confirmed List supply of private housing in the GLS programme to 5,450 units in 1H2024, from 4,090 units in 1H2023 and 5,160 units in 2H2023. This is the highest supply on the Confirmed List in a single GLS Programme since the 2H2013 GLS Programme.

The Government today announced the GLS Programme for 1H2024, which comprises ten Confirmed List sites and nine Reserve List sites. These sites can yield about 8,910 private residential units, 107,750 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.

The Confirmed List comprises nine private residential sites (including one EC site and one long-stay Serviced Apartments1 site) and one commercial & residential site, which can collectively yield about 5,450 private residential units (including 710 EC units and 515 long-stay Serviced Apartments) and 13,900 sqm GFA of commercial space.
