The Senja Close EC land plot was announced on the 7 June 2022, as part of the Government's GLS land plots for 2H 2022.

THREE residential sites have been released for sale under the Government Land Sales (GLS) Programme.
The third site at Senja Close, offered by the Housing and Development Board, is an executive condominium (EC) site. It is the smallest site in this launch, with an area of 10,159.2 sq m and GFA of 30,478 sq m. With a maximum building height of 150 to 153 m, the site could yield an estimated 300 units.
The Government today announced the Government Land Sales (GLS) Programme for the second half of 2022 (2H2022), which comprises six Confirmed List sites and eight Reserve List sites. These sites can yield about 7,310 private residential units, 94,750 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.
This includes the land plot for Senja Close EC, which is located in the Bukit Panjang residential area, near to Jelapang LRT Station.

The Land Parcel at Senja Close (“the Land”) with a site area of 10,159.2 sqm shall be for Executive Condominium Housing Development (“the development”). The site area is the area measured up to the boundary lines as shown on the Certified Plan No. 91447.
The total GFA for the development shall not exceed 30,478 sqm but shall not be less than 27,430 sqm. Based on the site area of 10,159.2 sqm, the permissible Gross Plot Ratio (GPR) should not exceed 3.0*. The total GFA shall be computed in accordance with the Urban Redevelopment Authority’s (URA’s) Development Control Guidelines^. A minimum 500m 2 GFA of Early Childhood Development Centre (ECDC) shall be provided, preferably on the ground floor of the development.

The Early Childhood Development Agency (ECDA) requires the Successful Tenderer to comply with the following requirements:
The Successful Tenderer is required to provide an Early Childhood Development Centre [ 1] (ECDC) with Class A/B licences within the Land for a minimum of 10 years from the date of issuance of the ECDC licence. A minimum of 500 m 2 GFA shall be set aside for the ECDC. The ECDC is estimated to accommodate a total capacity of 100 children. The GFA of the ECDC is to be computed as part of the total maximum permissible GFA for the development.
After the initial 10-year period, the Successful Tenderer/ MCST may convert the ECDC space within the development to other community uses, e.g. elder care centre, subject to the approval of ECDA, URA and relevant agencies. In the event ECDA, URA and relevant agencies deem that the space is no longer suitable or required for other community-based uses, the space can be converted for other compatible uses, subject to the approval of the Competent Authority.
