URA eyes rezoning of land parcels in 6 areas for housing

Thousands of new public and private housing units could come up in future high-density projects

LAND parcels in Lavender, Woodlands, Woodlands North, Whampoa, Kallang and Jalan Jurong Kechil have been earmarked as future sites for residential development, with high-density housing proposed for five of the areas.

The sixth site, located along Jalan Jurong Kechil and Old Jurong Road, is also intended for future residential development with cycling paths to be implemented to improve connectivity in the area, the Urban Redevelopment Authority said on Friday (May 26).

Based on proposed amendments to the Master Plan 2019 gazetted by the URA on May 26, the land parcels in the Lavender area would have the highest permissible plot ratio among the six sites, at 4.9.

Crawford Street / North Bridge Road

Land parcels along Crawford Street / North Bridge Road are being proposed for the following rezoning:

  • From “Residential STDP” to “Residential at GPR 4.9”
  • From “Residential STDP” to “Road”
  • From “Road” to “Residential at GPR 4.9”.

These land parcels are proposed to be developed into high density housing, where more residents can tap on the site’s central location and close proximity to amenities, Lavender and Nicoll Highway MRT stations, and the city centre.

Woodgrove Avenue and Rosewood Drive

Land parcels bounded by Woodgrove Avenue and Rosewood Drive are being proposed for the following rezoning:

  • From ‘Residential (STDP)’, ‘Road’, ‘Park’, ’Civic and Community Institution’ to ’Residential at GPR 2.9’
  • From ‘Residential’ (STDP)’, ‘Road’, ‘Civic and Community Institution’ to ‘Residential at GPR 2.8’
  • From ‘Residential (STDP)’ to ‘Health & Medical Care’
  • From ‘Residential (STDP)’ to ‘Place of Worship’
  • From ‘Residential (STDP)’ to ‘Park’
  • From ‘Residential (STDP)’ to ‘Road’

The land parcels are proposed to be developed into high density housing, together with other future uses such as health and medical care facility, place of worship and park. 

Riverside Road / Admiralty Road West / proposed Woodlands North Coast Road

Land parcels along Riverside Road/ Admiralty Road West/proposed Woodlands North Coast Road, are being proposed for the following amendments: 

  • From “Residential (STDP)” to “Residential at GPR 4.0”, “Park”, “Place of Worship”, and “Road”. 
  • From “Road” to “Residential at GPR 4.0”, “Residential (STDP)”, “Waterbody”, “Educational Institution” and “Park”.
  • From “Park” to “Residential at GPR4.0”, “Road”, “Educational Institution” and “Waterbody”.
  • From “Waterbody” to “Road” and “Park”.
  • From “Educational Institution” to “Park” and “Reserve Site”.
  • From “Reserve Site” to “Educational Institution”.

The land parcels are proposed to be developed into high density public housing, where residents can tap on the location’s proximity to amenities and transport nodes.

Jalan Tenteram

The land parcels along Jalan Tenteram are being proposed for the following rezoning:

  • From “Residential STDP” to “Residential at GPR 4.9”
  • From “Residential STDP” to “Park”

The proposed high density residential development will support the demand for housing in the area and allow future residents to tap on the site’s central location and proximity to amenities within Whampoa estate. The proposed park will also provide additional amenity for existing and future residents.

Kallang Airport Way / Geyland Road / Kallang Airport Drive

Land parcels along Geylang Road, Kallang Airport Drive and Kallang Airport Way are being proposed for the following amendments:

  • From “White @ GPR 4.9” to “Residential @ GPR 4.2”
  • From “Commercial @ GPR 4.2” to “Residential @ GPR 4.2”
  • From “Commercial @ GPR 4.2” to “Park”
  • From “Commercial @ GPR 4.2” to “Utility”

These land parcels are proposed to be developed into high density housing, where residents can enjoy the site’s central location, close proximity to amenities, the Kallang MRT station and the future mixed-use lifestyle hub that will be developed in the larger area around Kallang Riverside.

Jalan Jurong Kechil / Old Jurong Road

Land parcels along Jalan Jurong Kechil / Old Jurong Road, are being proposed for the following amendments:

  • Amendment of the plot ratio of the site from Residential at GPR 1.4 to GPR 1.6
  • Rezoning from “Residential at GPR 1.4” to “Road”

The land parcels are intended for future residential developments, with cycling paths to be implemented along Jalan Jurong Kechil and Old Jurong Road to improve cycling connectivity in the area.
