On the 21 June 2023, the government announced the Government Land Sales (GLS) Programme for the second half of 2023 (2H2023), which comprises eight Confirmed List sites and nine Reserve List sites. These sites can yield about 8,590 private residential units, 98,250 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.
Of the sites announced, the Holland Drive GLS land plot was amongst the sites under the Reserve List.

The Urban Redevelopment Authority (URA) has released a residential site at Holland Drive for sale today under the first half 2024 (1H2024) Government Land Sales (GLS) Programme.
The site at Holland Drive is launched for sale under the Confirmed List and can potentially yield about 680 residential units. These form part of the 5,450 residential units to be made available via the Confirmed List of the 1H2024 GLS programme. To cater to demand, the Government has increased the Confirmed List supply of private housing in the GLS programme to 5,450 units in 1H2024, from 4,090 units in 1H2023 and 5,160 units in 2H2023. This is the highest supply on the Confirmed List in a single GLS Programme since the 2H2013 GLS Programme.

The tender for the Holland Drive site will close at 12 noon on 14 May 2024.
The Land Parcel, bounded by Holland Drive, North Buona Vista Road, Holland Road and Holland Village Way, is designated for residential development. Located within the Queenstown Planning Area, the Land Parcel is close to Holland Village, existing public housing estates along Holland Drive, as well as private condominiums and Good Class Bungalow Areas (GCBAs) along North Buona Vista Road and Holland Road.
The Land Parcel is well-served by amenities such as retail and food and beverage offerings in Holland Village, including the Holland Village Market & Food Centre, the upcoming One Holland Village development and the Holland Drive Market & Food Centre.
The Land Parcel is well-served by bus services along Holland Road and Holland Drive and is within 300m from the Holland Village Circle Line (CCL) MRT station. Served by the Ayer Rajah Expressway (AYE), Holland Road and North Buona Vista Road, the development will enjoy easy access to the city centre and other major destinations in Singapore such as the Singapore Botanic Gardens, Orchard Road, one-north and the National University of Singapore.
The Successful Tenderer shall consider the provision of a pedestrian side gate in front of the bus stop along Holland Drive for residents to have convenient access to the bus stop. The Successful Tenderer is strongly encouraged to design and construct covered linkway(s) with barrier free accessibility from within the proposed development to the side gate (if proposed) and to the bus stop along Holland Drive to ensure seamless weather protection for the residents. If proposed, the location, design and technical details of the covered linkway shall comply with the technical requirements of LTA and other relevant Competent Authorities at the formal submission stage.
The Successful Tenderer is required, at his own cost and expense, to carry out the infrastructure works listed below, as set out in Clauses 3.2 and 7.2 of the Conditions and Requirements of Relevant Competent Authorities & Public Utility Licensees and as shown indicatively on the Control Plan and Annex A-1:

TWO residential sites in Holland Drive and Upper Bukit Timah are now available for application, the Urban Redevelopment Authority said on Thursday (Nov 16).
The 99-year leasehold sites can yield more than 1,000 private housing units in total and have been released under the Government Land Sales (GLS) programme’s reserve list for the second half of 2023.
The Holland Drive site is next to the One Holland Village mixed development, which drew 15 bids when it was put up for sale, noted PropNex Realty head of research and content Wong Siew Ying.
That site was awarded for about S$1.21 billion to a consortium comprising Far East Organization : 5TJ 0%, Sekisui House and Sino Group. This translates to a land rate of S$1,888 psf ppr.
As at August this year, all units in One Holland Village Residences have been sold at an average price of S$2,764 psf based on URA caveat data, Wong said.
However, the large site, with more than 600,000 sq ft GFA, will potentially translate into bids above S$1 billion, said Lee Sze Teck, Huttons’ senior director of data analytics. He said: “This huge quantum may put off bidders unless they are consortiums.”

These sites at Holland Drive and De Souza Avenue are available for application under the Reserve List and can potentially yield about 680 residential units and 355 residential units respectively.

Land supply for private housing has been further beefed up for the second half of 2023, taking the total confirmed supply for the year to its highest in a decade.
In all, the eight sites on the confirmed list of the Government Land Sales (GLS) programme announced on Wednesday will yield about 5,160 private residential units, including 560 executive condominium (EC) units, and 4,900 sq m gross floor area (GFA) of commercial space.
