The Housing & Development Board (HDB), as the Government’s land sales agent, launched the land parcel at Jalan Loyang Besar for tender on 16 May 2024.
The site has been awarded to CNQC Realty (Progressive) Pte. Ltd., Forsea Residence Pte. Ltd. and ZACD Laserblue Pte. Ltd. at the tender price of $557,000,000 on 16 August 2024.
The above land bid translates to a land rate of $728 psf ppr.

BIDDING at two state land tenders that closed on Thursday (Aug 1) was fairly subdued, reflecting developers’ sentiment amid a sluggish home sales market and still-high financing costs.
Over in Pasir Ris, an executive condominium (EC) plot in Jalan Loyang Besar fetched a record-high land price for ECs, but attracted only four bids. Previous EC land tenders pulled in many more developers.

The Housing & Development Board (HDB), as the Government’s land sales agent, has launched an Executive Condominium site at Jalan Loyang Besar for sale by public tender today, under the Confirmed List of 1st Half 2024 (1H2024) Government Land Sales (GLS) Programme.
The site can potentially yield about 710 residential units.
The tender for the sale site at Jalan Loyang Besar will close at 12:00 noon on Thursday, 1 August 2024. The tender closing for this site will be batched together with the residential site at Margaret Drive which will be launched for sale by URA in May 2024.

The Housing Board has launched an executive condominium (EC) site in Jalan Loyang Besar for sale via tender, under the Government Land Sales programme’s confirmed list for the first half of 2024.
Analysts expect healthy demand from developers looking to ride on any pent-up demand for ECs in Pasir Ris, seeing that the last EC launch in the area was Sea Horizon in 2013.
There has also been an absence of Build-To-Order flat launches in Pasir Ris since 2015, noted project director Ngiam Juyong of property firm Huttons Asia.
He added that Sea Horizon’s resale prices averaged $1,239 per square foot (psf) in 2024, up 50 per cent from its launch price of $800 psf.
The 99-year Jalan Loyang Besar site, which spans 28,405.5 sq m, could yield about 710 residential units, said HDB on May 16. It is opposite recreational and entertainment hub Downtown East.

The Government today announced the GLS Programme for 1H2024, which comprises ten Confirmed List sites and nine Reserve List sites. These sites can yield about 8,910 private residential units, 107,750 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.
The Confirmed List comprises nine private residential sites (including one EC site and one long-stay Serviced Apartments1 site) and one commercial & residential site, which can collectively yield about 5,450 private residential units (including 710 EC units and 515 long-stay Serviced Apartments) and 13,900 sqm GFA of commercial space.
