Developers on Thursday (Sep 19) gave a clear sign that amid today’s depressed sentiment and sales slump, they would rather stick to the tried and tested and steer clear of risk.

A mixed-used site in the well-established regional centre of Tampines drew six bids on Thursday, in the strongest turnout a state land tender has seen in a year.

A Hoi Hup Realty-Sunway Developments joint venture outbid five other parties with its offer of S$668.3 million or S$1,004 per square foot per plot ratio (psf ppr) for the Tampines Street 94 site, which can yield 585 new homes and about 10,500 square metres (sq m) of commercial space.

HDB Launches Sale Site at Tampines Street 94

The Housing & Development Board (HDB), as the Government’s land sales agent, has launched a mixed commercial and residential site at Tampines Street 94 for sale by public tender today, under the Confirmed List of 1st Half 2024 (1H2024) Government Land Sales (GLS) Programme.

The site can potentially yield about 585 residential units.

Other Details

The tender for the sale site at Tampines Street 94 will close at 12:00 noon on Thursday, 19 September 2024. The tender closing for the site will be batched together with another Urban Redevelopment Authority (URA)’s sale site at Media Circle, which was launched on 30 May 2024.

The Government today announced the GLS Programme for 1H2024, which comprises ten Confirmed List sites and nine Reserve List sites. These sites can yield about 8,910 private residential units, 107,750 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.

The Confirmed List comprises nine private residential sites (including one EC site and one long-stay Serviced Apartments1 site) and one commercial & residential site, which can collectively yield about 5,450 private residential units (including 710 EC units and 515 long-stay Serviced Apartments) and 13,900 sqm GFA of commercial space.
