This Jalan Tembusu land plot is the second land plot to be launched under the GLS programme along the same road.
The first Jalan Tembusu GLS land plot, located beside Haig Court, was awarded to CDL in Jan 2022, at a land cost of $1,302 psf ppr, and can yield 645 units.
This is the second land plot in the same area, announced on 7 June 2022 as part of the 2H 2022 GLS programme, beside the Canadian International School.
This new plot can yield 825 units and will be open for Developer Tender in March 2023.

The Urban Redevelopment Authority (URA) closed the tender for the site at Jalan Tembusu today.
The site at Jalan Tembusu was launched for public tender on 14 March 2023.
This is not an announcement of tender award. A decision on the award of the tender will be made after the bids have been evaluated. This will be publicised at a later date.

The Urban Redevelopment Authority (URA) and the Housing & Development Board (HDB) released two sites at Jalan Tembusu and Tampines Street 62 (Parcel B) for sale today under the first half 2023 (1H2023) Government Land Sales (GLS) Programme.
The URA site at Jalan Tembusu and HDB Executive Condominium site at Tampines Street 62 (Parcel B) are launched for sale under the Confirmed List. Together, these two sites can yield about 1,540 residential units. These form part of the 4,090 residential units1 to be made available via the Confirmed List of the 1H2023 GLS programme, which represents a 17% increase from the 3,505 units made available in 2H2022.
To encourage the adoption of innovative construction technologies and productive construction methods, the modified concept and price revenue tender approach2 will be used for the tender of the Executive Condominium site at Tampines Street 62 (Parcel B).

1 The total supply of 4,090 residential units will bring the total pipeline supply of private housing (including ECs) to about 61,000 units, comprising 51,700 units with planning approval and 9,300 units from GLS sites and awarded en-bloc sites that have not been granted planning approval yet.
2 Tenderers have the option to submit an alternative bid on top of a base Prefabricated Prefinished Volumetric Construction (PPVC) bid. The alternative bid may be of a non-PPVC technology or a hybrid of technologies which could yield the specified productivity improvement. PPVC bids will automatically qualify for the tender evaluation, while any alternative bid will need to be accompanied by a write-up to demonstrate the feasibility of proposal.
THE Urban Redevelopment Authority (URA) and Housing and Development Board (HDB) on Tuesday (Mar 14) released two residential land plots for sale. Both sites fall under the confirmed list in the first half 2023 government land sales programme.
One plot is located at Jalan Tembusu near the Tanjong Katong area, while the other is an executive condominium (EC) site at Tampines Street 62. Together, they may yield around 1,540 residential units, URA and HDB said in a press statement.
Developers will likely exercise more caution when bidding for the Jalan Tembusu plot, noted property analysts from PropNex and JLL.
The tender for both parcels will close at 12 pm on Jul 18.
THREE residential sites have been released for sale under the Government Land Sales (GLS) Programme.
Launched by the Urban Redevelopment Authority (URA), the Jalan Tembusu site is the largest of the three, with an area of 20,572.1 square metres (sq m) and a maximum gross floor area (GFA) of 72,003 sq m. It could yield about 825 units, based on a maximum height of between 80 and 85 m.
The Government today announced the Government Land Sales (GLS) Programme for the second half of 2022 (2H2022), which comprises six Confirmed List sites and eight Reserve List sites. These sites can yield about 7,310 private residential units, 94,750 sqm gross floor area (GFA) of commercial space and 530 hotel rooms.
The list includes the land plot at Jalan Tembusu, which is the second land plot of the same name, can yield 825 units and will be made available for application in Nov 2022.
There are a total of 2 residential GLS land plots in Jalan Tembusu, both named "Jalan Tembusu" by URA.
The first residential land plot is beside an existing condo Haig Court.
This plot can yield 645 residential units, and was sold to CDL in Jan 2022 at a land cost of $1,302 psf ppr, and is expected to TOP in 2027.
The second residential land plot released by URA, also called Jalan Tembusu, is across the road from where the earlier plot was announced and is beside the Canadian International School.
This land plot was announced on the 7 June 2022, as part of the Government's 2H 2022 GLS land sites.
This site can yield 825 residential units and is now on the Reserve List.
Good Accessibility
The land parcel is located about 1 km from Dakota MRT Station on the Circle Line and about 400m from the future Tanjong Katong MRT Station on the Thomson-East Coast Line. These provide future residents easy access to the city centre and other parts of Singapore. It is also conveniently linked to major roads and expressways such as East Coast Parkway (ECP) and Mountbatten Road.
Proximity to Schools and Amenities
The land parcel is also in close proximity to educational institutions such as Chung Cheng High School (Main), Tanjong Katong Girls’ School, Tanjong Katong Primary School and Tanjong Katong Secondary School. Amenities such as eateries and specialty grocery stores along Tanjong Katong Road, and Parkway Parade are also a short distance away.

The Land Parcel is located along Jalan Tembusu within the Marine Parade Planning Area.
Located near the upcoming Tanjong Katong MRT station along the ThomsonEast Coast Line, future residents would be able to tap on the convenience of Mass Rapid Transit and enjoy easy access to the city centre. The Land Parcel is also served by bus services that provide good connectivity to key commercial and recreational nodes such as Paya Lebar Central and Singapore Sports Hub.
Amenities such as eateries along Tanjong Katong Road and educational institutions such as Chung Cheng High School, Tanjong Katong Girls School, Tanjong Katong Secondary School, and Tanjong Katong Primary School are also within easy reach by foot.
There are existing buildings located within the Land Parcel and on the land where the Successful Tenderer is to construct the proposed Neighbourhood Park (hereinafter referred to as “the existing buildings”). The Land Parcel will be sold with the buildings in its current conditions. The Successful Tenderer is required, at his own cost and expense, to demolish these buildings (as shown on the Control Plan) as part of the proposed development works for the Land Parcel.

Along the southern boundary of the site, the minimum 10m building setback shall be designed to contribute to the sense of openness and greenery along the pedestrian thoroughfare connecting Jalan Tembusu to the Neighbourhood Park and Tanjong Katong Road. To provide a sense of openness along this thoroughfare, no structures, landscape decks and berms are allowed within the 10m building setback area along the southern boundary. The levels of the building setback area shall match the levels of the pedestrian throughfare as far as possible. Any footpaths proposed within the building setback area are allowed to be only 300mm above the adjacent levels of the public thoroughfare.
The Successful Tenderer shall at his own cost and expense, design and construct the proposed Neighbourhood Park abutting the western boundary of the Land Parcel, at the location shown indicatively on the Control Plans.
The park is envisioned as a senior friendly park that offers various recreational experiences catering to users of different age groups, such as a therapeutic garden, nature playgarden, lawn/activity area, seating plaza, and a 3G fitness corner.
The proposed park is located in a low-lying area. The levels of the park shall be topped up to slope upwards gently from Tanjong Katong Road to the west and the Reserve Site to the south, in order to integrate seamlessly with the Nursing Home to the north as well as the proposed residential development to the east.
The design of the park shall include a minimum 3.5m wide footpath, complete with lightings and fittings, to connect the footpath abutting the southern boundary of the Land Parcel to the existing footpath and bus stop along Tanjong Katong Road. The finishes and footpath alignment are subject to detailed evaluation and evaluation by the Competent Authorities.
The Successful Tenderer shall at his own cost and expenses, widen the existing 1.8m-wide footpath along the northern boundary of the Land Parcel to 3.5m, consisting of a 2m-wide dedicated cycling path and 1.5m-wide footpath along Jalan Tembusu; as shown indicatively in the Control Plan and as set out in Section 7.0 of the Conditions and Requirements of Relevant Competent Authorities and Public Utility Licensees.
The Successful Tenderer shall, at his own cost and expense, construct a 4m permanent pedestrian thoroughfare comprising a 2m-wide footpath-cumcovered drain with 1m-wide green verge on both sides, with lightings along the southern boundary of the proposed development as shown on the Control Plan.
